Napa Valley Neighborhood Statistics

Accurate and complete Napa Valley comparison statistic reports are available to my clients.  The Single Family / Farm Ranch Report looks at the entire County of Napa, 6 city areas within the county, 7 sub-areas within the City of Napa Area, and drills down to 30 more local neighborhood areas.  This report will tell you what has and is happening in Napa Valley Real Estate.

The complete report on Single Family / Farm and Ranch properties runs 80 pages and covers the most recent 2nd, 3rd, or 4th quarter (updated within 30 days of the end of the quarter) plus the previous 5 years.  The report includes average and median sold prices, average list price vs. sold price comparison, average days to pending, average days on market, median sold price per square foot, and number of properties sampled in tabular and graphic formats.  It also includes a county-wide analysis of inventory over time, market time vs. pricing analysis, and a "control group" market comparison.  This report is complete and published at this time.

The complete reports are restricted to clients (sorry).  It is necessary to do this because the creation of the data analysis, area assignment tools and report structure are very time consuming.  The work has been performed as a "value added" component of my relationship with my clients.  Beside the statistic report(s), I have also created worksheets to perform advanced Investment Property Analysis, and .pdf documents to inform Buyers or Sellers about the real estate search, marketing, or transaction process.

Full Statistics Report (Clients Only)
A client, for the purpose of receiving any of the statistic reports, is defined as a client Buyer who is actively working with me towards a home purchase, a Seller client with their home currently listed with me, and anyone who has bought or sold a property using my services as their agent.  Those who have not yet qualified may look at the reports in my office.

The data include all sold properties within defined categories in Napa County for the periods indicated above and is much more than just a statistical look at a downloaded group of properties.

The property data have been reviewed with geographical groupings assigned to produce meaningful data based on areas that range from county wide to selected street level neighborhoods.  Based on the actual location of each property it is either included or excluded within appropriate areas as defined in the statistical reports.  No data affecting any calculation of average original or current listing price, average sold price, median sold price, days on market, etc. have been modified except where obvious or verifiable mistakes have been made. Any original entry mistakes in the information not corrected do propagate forward.  It is unlikely that mistakes in these areas would significantly affect the summary information, although it could be significant at the neighborhood level if the data sample number is low.

The reports have also been segregated by property type.  Condominiums, manufactured homes (in parks), and townhouse category properties will be included in a separate report.  The inventory section of the report includes all residential property types.  Reports for lots, land and commercial properties are not contemplated at this time.  Reports for multi-family properties are under consideration.

It is unfortunate, however true, that many agents do not get the information entered into the listing database correctly.  Streets are misspelled, street suffixes are incorrect, cities are incorrect, even counties are sometimes incorrect.  The system that local agents use also group some areas, and/or allows agents to cross over areas.  A good example of this are Berryessa and Circle Oaks properties.  These properties are included in the City of Napa Area because they share the same zip code.  If you are interested in a City of Napa Area statistical sold average or Days on Market time, you might wonder why properties from Berryessa would be included in the sample, as I did.  The statistics available to my clients correct these deficiencies and separate reports are being considered to detail these other property areas.  For now, they are included as "Others" if included in any County-wide analysis.

The reports are in PDF format and can be emailed.  Those clients who desire any of these reports receive it by email as the reports are updated.  They have agreed to print a copy for their use only.
